RESPONSIBILITIES

A Property Assistant successfully performs eviction functions in connection with delinquent rent payments from residents for assigned communities. This team member performs tasks that require keen understanding of the eviction process and document preparation for court filings. A Property Assistant checks the status of court proceedings and alerts the Property Assistant Supervisor of such, while learning the fundamental stages of the eviction process. In addition, this team member runs delinquency aging reports weekly, monitors full unpaids, prepares stipulations, pleadings involving all stages of evictions from beginning to end, and schedules movers for evictions.

ESSENTIAL JOB FUNCTIONS

· Run weekly delinquency aging reports, Count 1 and 2 reports, and eviction reports for assigned communities.

· Monitor full unpaids and file residents for eviction at assigned communities.

· Prepare stipulations, defaults, and seven (7) days to cure notices for assigned communities.

· Monitor evictions from first complaint to writ of possession and removal of tenant.

· Schedule movers for evictions.

· Assist Director and Assistant Director of Administrative Office and prepare checks for the legal department.

· Perform other administrative and clerical duties.

QUALIFICATIONS

· High school diploma or equivalent. At least two years of related experience.

· Bilingual in English and Spanish.

· Must be process oriented, organized and have good communication skills.

PHYSICAL DEMANDS

· Ability to travel to by car for court proceedings.

Job Type: Full-time
