Role Description

This is a full-time, on-site role based in Ubud for a Legal Counsel (Land & Litigation). The Legal Counsel (Land & Litigation) is a "boots-on-the-ground" professional responsible for the day-to-day legal health of the company's real estate assets and the direct handling of disputes.

Comprehensive Key Responsibilities

  1. Operational Land Management:
  2. Execute end-to-end land acquisition and title conversion processes (e.g., converting Hak Milik to HGB for company use, leaseholds and subleases).
  3. Manage site verification, coordinate land measurements with BPN, and handle administrative filings through the OSS RBA system.
  4. Active Litigation Handling:
  5. Represent and/or liaise the company in civil, commercial, and administrative courts for on any disputes, lease defaults, and construction claims.
  6. Regulatory & Zoning Compliance:
  7. Verify zoning compliance (KKPR) for mixed-use developments and secure mandatory operational permits like the PBG (Building Approval) and SLF(Certificate of Proper Function).

Qualifications & Requirements

  • Education: Indonesian Bachelor’s Degree in Law or equivalent.
  • Experience: 4-6 years Post Qualified Experience (PQE) land related.
  • Licensing: A valid and active PERADI license (not mandatory but preferred).
  • Technical Knowledge: Deep understanding of Law No. 5/1960 (Agrarian Law) and the Omnibus Law (Job Creation Law) as it applies to land rights and strata titles.
  • Soft Skills: Strong negotiation skills for handling local community disputes and the ability to work under tight court-mandated deadlines.
  • Language: Indonesian native and legal English proficiency.
