We have an excellent opportunity for a highly motivated paralegal to join our Special Assets team in Manila.

Job Responsibilities

The role primarily involves the following tasks, duties, and responsibilities, which encompass both office and field-based work:

Document Management:

Organize and manage all documents (both physical and digital) related to special assets.

Ensure proper filing and retrieval systems are in place for efficient document handling and compliance.

Provision of Asset Information:

Provide comprehensive details and updates regarding asset information, including possession status, sales states, and all relevant sales documentation.

Prepare and manage documents required for case filing such as Transfer Certificate of Title (TCT), tax declarations, notices to vacate/demand letters, Certificates of Sale (COS), and foreclosure documents, if necessary.

Coordination for Document Procurement and Site Activities:

Coordinate with teams for the procurement of necessary documents, and conduct site visits/inspections as required.

Management of Legal Fees and Expenses:

Monitor and process requests for payment of legal fees and/or other expenses related to the management of special assets.

Liaison with Regulatory Bodies and Local Government Units (LGUs):

Act as the primary point of contact for inquiries, submissions, and requests for documents from Registry of Deeds (RDs), courts, and Local Government Units.

Facilitate necessary communications and documentation to comply with legal and regulatory requirements.

Field Operations and External Coordination:

When necessary, engage in field operations including liaising with LGUs and other local entities to facilitate legal and transactional activities.

Ensure all field-based activities are carried out in accordance with company policies and legal standards.

Support to Legal and Special Assets Teams:

Provide ongoing support to the Special Assets team in administrative tasks, scheduling meetings, and preparing detailed reports and memos.

This position requires a proactive approach to document management, regulatory compliance, and field coordination to support the effective handling of special assets. The role is crucial for maintaining orderly processes and ensuring that the company’s asset-related operations run smoothly and comply with all statutory requirements.

Qualifications:

At least 3 years in a similar role, with previous experience in Real Estate.

Must be able to work in a fast paced environment with an ability to face multiple internal and external stakeholders;

Must have solid knowledge of requirements for filings of permits, registering companies and managing government agencies in the Philippines;

High attention to detail and integrity;

Have a strong educational record, with at least an undergraduate degree in a legal related subject; and

Be a solid team player with a willingness to help out.
