Hirewell has been exclusively retained by a prestigious, regional retail developer to search for a VP of Development. This position, which will be held in Houston, will be focused on both the full scope of development activities for their expanding Commercial Real Estate Portfolio. Specific responsibilities include the planning and execution of strategy, overseeing the analysis function of future acquisitions / developments, and project / construction management. Ideal candidates will have a four year degree in real estate or construction management and have a minimum of 5 years related experience.
Responsibilities:
- Lead a team of consultants and contractors to develop projects meeting the regional capital deployment goals and objectives.
- Plan internal and external resources as required to coordinate and monitor every facet of the development process in projects that are assigned, including:
- Partner with the Investment Officer in evaluating land and developments
- Hire and manage design professionals and consultants
- Schedule, budget and plan development
- Lead project municipal approvals process from acquisition through project permitting
- Provide conceptual and pre-construction estimating for all aspects of development
- Manage procurement of project permits and approvals
- Regulate on-site inspections of progress, safety & quality
- Lead role in project closeout
- Develop, tender and manage bid packages
- Manage any legal issues to ensure that the proper agreements are executed for each company performing services or construction on each development.
- Establish site plans and floor plans, proposed specifications, construction budgets, and schedules. Establish, plan, and participate in regularly scheduled development meetings to communicate the company’s expectations and oversee the timely completion of milestones set forth in the each of the contemplated developments.
- Develop budgets, define risks and track costs, both hard and soft costs for land, infrastructure, and building construction.
- Monitor trends in the local construction market including pricing of materials and labor.
- Research design, construction alternatives, and value engineering opportunities
- Interface and develop working relationships with various public agencies
Qualifications
- Bachelor of Science in Construction Management, Architecture, or Engineering (Civil or Structural) is desired.
- Minimum of 10 years’ experience with 7 years’ experience in a similar role.
- Extensive experience in development, land use approvals, and construction.
- Project management experience with an owner’s representative, general contractor or consulting firm.
- Self-motivated and ability to multi-task and prioritize with minimal direction
- Computer proficiency: Bluebeam, MS Project, Google Earth, ACAD viewer (in addition to the Microsoft Office suite)
- Excellent written and verbal communication skills
- Ability to travel up to 10% of the time.
