Southern Belle Vacation Rentals is seeking an experienced vacation-rental revenue manager to work with our revenue team to help the team oversee pricing and revenue strategy across our Savannah and Tybee Island portfolio.
This opportunity is ideal for a local revenue or rates manager who has a proven track record but feels underappreciated, undercompensated, or limited in their current position.
We are looking for someone who understands that successful revenue management requires more than turning on automated pricing software. You must be able to evaluate each property individually, recognize changing demand, and make informed decisions that improve both short-term booking performance and long-term gross revenue.
Responsibilities
- Manage ADR, occupancy, RevPAR/RevPAN, gross rental revenue, and booking conversion.
- Monitor booking pace, pickup, lead time, length of stay, seasonality, local events, and competitive sets.
- Adjust base rates, minimum stays, last-minute pricing, gap-night rules, promotions, and high-demand dates.
- Identify underperforming properties and implement property-specific revenue strategies.
- Forecast portfolio performance and recognize revenue opportunities before they are lost.
- Clearly communicate pricing recommendations and performance results to leadership and homeowners.
- Work with reservations, marketing, and operations to improve overall property performance.
Qualifications
- Direct vacation-rental or short-term-rental revenue-management experience.
- A documented history of improving ADR, occupancy, RevPAR, or gross rental revenue.
- Experience managing a multi-property portfolio.
- Strong analytical, forecasting, and spreadsheet skills.
- Experience with PriceLabs, Wheelhouse, Beyond, or similar revenue-management platforms.
- Knowledge of Savannah and Tybee Island demand patterns is strongly preferred.
Compensation and Benefits
This is a highly compensated position, and we are prepared to build a substantial compensation package for the right person.
Compensation will be based on your level of experience, the size and complexity of the portfolios you have managed, and your proven ability to increase property-level and portfolio-wide revenue.
The position will also include performance-based earning opportunities tied to measurable revenue growth and the ability to maintain improved property performance over time.
