FlexEtc is a cowarehousing platform that acquires, develops, and operates flexible, all-inclusive industrial facilities for small and mid-sized businesses. We make warehouse space easier, faster, and more affordable than traditional industrial leasing. We are growing quickly and building the investment and operating platform to scale nationally.

The Role

As the Senior Commercial Real Estate Paralegal & Executive Administrator at FlexEtc, you will own the organization behind our real estate transactions, legal records, corporate entities, and executive office.

Approximately 15–20 hours per week will be focused on acquisitions, due diligence, financings, closings, and entity administration. The balance of the role will support executive administration, document control, scheduling, office coordination, and general business operations.

When a purchase agreement deadline is approaching, you track it. When a lender needs organizational documents, you assemble them. When a signature, filing, contract notice, or closing deliverable is outstanding, you own the follow-up.

You will work directly with FlexEtc’s founders and senior leadership and coordinate with outside counsel, lenders, title companies, consultants, vendors, and internal teams.

This is not an in-house attorney position. Outside counsel will continue to provide legal advice, negotiate material terms, and handle substantive legal matters.

What You’ll Own

  • Acquisition and due diligence checklists, including PSA deadlines, diligence periods, extension rights, closing conditions, title, survey, zoning, environmental, property-condition, lease, permit, and other property materials
  • Transaction, financing, and closing coordination among FlexEtc, sellers, outside counsel, title, escrow, lenders, and consultants
  • Lender diligence requests, organizational documents, signature packages, consents, resolutions, good-standing certificates, and post-closing files
  • Entity records for PropCos, funds, GPs, promote entities, and property-level SPEs, including formations, operating agreements, EINs, registered agents, annual reports, ownership charts, and authorized signatories
  • Centralized calendars for transactions, loans, entity compliance, contract renewals, notice periods, reporting obligations, and other critical dates
  • Construction, consultant, vendor, investor, and approved OpCo documentation, including insurance certificates, lien waivers, warranties, NDAs, amendments, subscriptions, and governance records
  • FlexEtc’s legal-document repository, electronic-signature process, document standards, closing binders, and active legal-matter tracking
  • Executive and office administration, including scheduling, meeting coordination, correspondence, travel, expense documentation, vendors, supplies, project follow-up, and general administrative support

What We’re Looking For

  • 7+ years of relevant commercial real estate paralegal, transaction-management, corporate paralegal, or legal-operations experience
  • Direct experience supporting commercial real estate acquisitions, dispositions, financings, and closings
  • Strong understanding of title, survey, escrow, loan-closing, and property due diligence
  • Experience managing SPEs, organizational records, consents, resolutions, signature packages, and critical-date calendars
  • Exceptional organization, accuracy, discretion, and follow-through
  • Strong written communication and the ability to coordinate confidently with senior executives and outside professionals
  • Comfortable handling both sophisticated transaction work and routine executive and office-administration responsibilities

Preferred Background

The strongest candidates will likely have worked for a commercial real estate law firm, real estate private equity sponsor, developer, owner-operator, family office, title company, or loan-closing group.

Experience with construction contracts, investment funds, private real estate partnerships, and executive administration is especially valuable. Candidates whose experience is primarily in litigation or residential real estate are unlikely to be the right fit.

What You’ll Earn

Base salary: $100,000 per year

Incentive bonus: Up to $15,000 annually, based on individual performance, transaction execution, deadline management, document accuracy, process improvement, and support of FlexEtc’s growth.

Total potential compensation: Up to $115,000 annually
