About the Role

We are seeking a proactive and detail-oriented Legal Associate to join our legal team. The role requires a professional capable of handling both contentious and non-contentious legal matters relating to real estate. The selected candidate will be responsible for managing ongoing litigations, reviewing legal documentation, conducting title due diligence, drafting and vetting agreements, coordinating with external counsels, liaising with government authorities, and supporting various legal aspects of real estate acquisitions, development, sales, leasing, and compliance.

The ideal candidate should possess sound knowledge of real estate laws, contract drafting, litigation management, and statutory compliances.

Key ResponsibilitiesA. Litigation Management

·      Independently monitor and manage pending civil, criminal, revenue, consumer, RERA, arbitration and other legal proceedings involving the company.

·      Coordinate with external advocates for drafting pleadings, affidavits, written statements, appeals and legal notices.

·      Prepare case briefs, factual summaries, litigation trackers and management reports.

·      Attend court hearings, tribunals and quasi-judicial authorities whenever required.

·      Ensure timely filing of documents and compliance with court directions.

·      Review legal strategy in consultation with senior management and external counsel.

·      Maintain complete litigation records and documentation.

B. Real Estate Documentation & Due Diligence

·      Conduct legal due diligence and title verification of immovable properties.

·      Examine title deeds, revenue records, encumbrance certificates, conversion orders, approvals, land acquisition documents and statutory permissions.

·      Identify legal risks associated with property transactions and recommend mitigation measures.

·      Prepare title reports and legal opinions.

·      Verify ownership, easement rights, encumbrances and statutory compliances.

C. Contract Drafting & Review

Draft, review, negotiate and vet various legal documents including:

·      Sale Agreements

·      Sale Deeds

·      Development Agreements

·      Joint Development Agreements (JDA)

·      Joint Venture Agreements (JVA)

·      Memorandum of Understanding (MoU)

·      Lease Agreements

·      Leave & License Agreements

·      Construction Contracts

·      Vendor Agreements

·      Consultancy Agreements

·      Service Agreements

·      Non-Disclosure Agreements (NDA)

·      Power of Attorney

·      Indemnity Bonds

·      Affidavits

·      Legal Notices

·      Settlement Agreements

·      Any other commercial contracts.

Ensure all agreements adequately protect the company’s legal and commercial interests.

D. Liaisoning & Regulatory Coordination

·      Liaise with government departments and statutory authorities relating to land and property matters.

·      Coordinate with Sub-Registrar Offices, Revenue Authorities, Municipal Authorities, Development Authorities and other regulatory bodies.

·      Assist in obtaining legal approvals, registrations and permissions.

·      Follow up on mutation, khata, conversion, registration and other land-related processes.

E. Transaction Support

·      Provide legal support during acquisition and disposal of immovable properties.

·      Support financing transactions involving mortgage and security creation.

·      Coordinate documentation for property registration.

·      Assist business teams during project execution from a legal perspective.

·      Review customer documentation during property sales.

F. Compliance & Advisory

·      Ensure compliance with applicable real estate laws and regulations.

·      Provide legal advice to internal departments on operational matters.

·      Conduct legal risk assessments.

·      Monitor changes in applicable laws affecting the real estate business.

·      Maintain legal records, contracts and document repositories.

Educational Qualification

·      LL.B. from a recognized university (mandatory).

·      Knowledge of Kannada is must

Experience

·      3–4 years of post-qualification experience.

·      Prior experience in a real estate company, law firm, infrastructure company or property practice is preferred.

·      Experience in both litigation and transactional work is highly desirable.
