About the Opportunity
A leading real estate development company in Saudi Arabia is seeking an experienced Investment Manager / Head of Investment to lead investment evaluation, capital allocation, transaction structuring, and portfolio growth initiatives across a diverse development portfolio.
This role is ideal for a commercially driven investment professional with strong analytical capabilities and extensive experience in real estate investments, development finance, and strategic decision-making.
Role Overview
The Investment Manager will be responsible for evaluating, structuring, and executing real estate investment opportunities, including land acquisitions, development investments, joint ventures, and strategic partnerships.
Working closely with senior leadership, finance teams, development teams, and external advisors, the successful candidate will play a key role in investment decision-making, portfolio optimization, capital structuring, and stakeholder management.
Key Responsibilities
Investment Analysis & Execution
- Conduct financial modelling, feasibility studies, valuation analyses, and investment assessments for new and existing projects.
- Lead investment and feasibility activities throughout the development lifecycle.
- Evaluate land acquisition opportunities, joint ventures, and strategic partnerships.
- Prepare investment committee papers, business cases, and executive-level recommendations.
- Support transaction execution and investment approvals.
Capital Structuring & Funding
- Support capital structuring initiatives and funding strategies for development projects.
- Participate in investor engagement activities and capital raising efforts where required.
- Ensure alignment between investment strategy and portfolio objectives.
Portfolio Management
- Monitor portfolio performance against approved investment metrics, including IRR, NPV, profit margins, and overall returns.
- Support portfolio optimization initiatives and exit strategy planning.
- Evaluate investment performance and recommend corrective actions when necessary.
Development & Cross-Functional Coordination
- Collaborate with development, design, planning, commercial, and project delivery teams to ensure investment objectives are maintained throughout the project lifecycle.
- Provide financial and commercial input during planning, design, delivery, and project exit stages.
Due Diligence & Risk Management
- Lead and coordinate legal, technical, financial, and commercial due diligence processes.
- Conduct market research and competitor analysis to support investment decisions.
- Identify investment risks and develop mitigation strategies.
- Ensure compliance with applicable financial, legal, and regulatory requirements.
Stakeholder & Investor Management
- Build and maintain relationships with investors, partners, advisors, and key stakeholders.
- Support investor reporting, presentations, and communications.
- Provide investment insights and recommendations to senior leadership.
Key Decisions Influenced
- Selection and prioritization of investment opportunities.
- Capital allocation and funding strategies.
- Portfolio optimization and investment timing.
- Risk-return profiles across projects and investments.
- Investor engagement and stakeholder communications.
Candidate Requirements
- Bachelor’s degree in Finance, Real Estate, Economics, or a related field.
- Master’s degree and/or CFA qualification is highly preferred.
- 7–15 years of experience in real estate investment, private equity, development finance, investment management, or advisory.
- Strong expertise in financial modelling, valuation, feasibility analysis, and investment structuring.
- Solid understanding of development economics, capital markets, and funding structures.
- Experience within Saudi Arabia or the GCC region is preferred.
