Position Summary:
The Title Examiners main role is to gather exceptions affecting title through review of the search package, make decisions on what affects title and complete the title examination with a title commitment. Title Examination includes identification of title issues, clearance review and resolution of title issues, and completion of title commitments with Minutes of Foreclosure and chain of title. Employee is required to adhere to our client’s requirements relating to handling communication, deadline of title review, and timelines for clearing title issues.

Essential Job Functions (listing most important first):
Handle title work for multiple states – REO, retail and foreclosure.
Compile, research and present a prelim title commitment based on review of the search package docs. Determine risk and insurability on minor title clearance issues with escalation to title officer on larger title defects. Review an average of 8-15 search packages and/or title commitments per day. Complete Title commitments once search package is reviewed. Email commitment and search package to correct client. Close task on dashboard for proper file tracking/reporting. Complete the commitment within the client SLA of 5 days turnaround.
Draft Minutes of Foreclosure from search package. Research and review search package to draw exceptions onto title. Complete Prelim Minutes of Foreclosure with Client SLA of 5 days turnaround and send product to client via email. Complete client tasking to notify client that product has been received and is ready to be reviewed on their end.
Later date examination. Serve as a back-up for junior examiners workload when examinations are complete and up to date. Review of later date searches and update title commitment to bring the most current effective date forward for the client. Process later dates within client mandated Service level agreement (SLA) of 3 days. Correct completion of Invoice preparation based on current card rates/county on contract later dates. Completed invoice to be attached to updated commitment and sent to client.
Make Underwriting decisions and give answers regarding clearance for questions received via the “in-closing now” inbox. Work closely with the Title officers to gain correct answers to uncommon questions and help with completion of new directives for TitleStar title policies based on those questions/answers.
Will demonstrate the ability to research and acquire information on a specific property (EX. Tax bill, Paid Assessment letter, lien payoff) and be able to analyze each document to determine the following; is this a valid claim? Is this a information that should be raised on the prelim title and/or updated title? Evaluation of prior starter file to see if this was previously insured and should it be raise don title or insured over.
Implement new procedures into daily tasks as the laws change or when new procedures are mandated by the firm.
Education:
Bachelor’s degree preferred or the equivalent professional experience (minimally 2 years of experience) working within the Real Estate industry dealing with residential closings.
Experience:
Firm knowledge of how residential transaction happen. Preferred experience working with a title company and/or law firm. 2 years’ experience in the real estate industry. Strong understanding of title commitments, county/municipal requirements, etc. General knowledge of basic title issues and clearance.
Required Skills:
Basic MS Office skills necessary; experience with internet usage and service websites; typing 45 WPM. Knowledge or experience with title examination and basic title clearance.
Preferred Skills:
Commanding knowledge of how to navigate county recorder and assessor online record sites. Knowledge on how to navigate county tract books. Experience with legal descriptions, tax maps and review of search packages.
Physical Requirements:
This position may require sitting for long periods of time; requires phone usage and interfacing with co-workers and vendors, face to face and by email or phone.
SALARY: $24.04-$28.85/Hourly
