Role Description
This full-time on-site role, based in Hyde, involves supporting the Commercial & Residential Property Solicitor. Day-to-day tasks include:
* Open new client files and carry out client onboarding, including identity and anti-money laundering (AML) checks.
* Prepare and issue client care letters and terms of business.
* Draft, prepare, and amend legal documents including contracts, transfers and completion statements.
* Conduct property searches, including local authority, environmental, drainage, and Land Registry searches.
* Prepare and submit Land Registry applications and monitor registrations to completion.
* Liaise with clients, solicitors, estate agents, lenders, brokers, developers, and local authorities throughout transactions.
* Prepare exchange and completion documentation.
* Coordinate exchange of contracts and completion arrangements.
* Calculate Stamp Duty Land Tax (SDLT) and prepare SDLT submissions.
* Manage post-completion matters, including Companies House applications, Land Registry applications and lender requirements.
* Assist with acquisitions, disposals, lease renewals, assignments, and refinancing transactions.
* Maintain accurate file records and ensure all key dates and deadlines are met.
* Handle client correspondence by telephone, email, and written communication.
* Prepare invoices, completion statements, and request mortgage and client funds.
* Ensure compliance with regulatory requirements, including AML, data protection, and Solicitors Regulation Authority (SRA) standards.
* Support solicitors with due diligence, legal research, and transaction reporting.
* Attend to file closing procedures and archive completed matters in accordance with firm policies.
* Provide administrative support to the property department as required, including diary management and meeting coordination.

Qualifications and Skills
- Strong knowledge of commercial and residential property and conveyancing procedures.
- Effective Communication skills for clear, professional interaction with clients, colleagues, and external parties.
- Research skills for locating, interpreting, and applying relevant legal and regulatory information.
- Attention to detail and accuracy.
- At least 2 years experience in a legal assistant or paralegal role within property law or a related practice area.
- Strong organisation and time-management abilities, with capacity to handle multiple files and deadlines.
- Competence in using standard office software.
- Relevant legal qualifications (such as a paralegal qualification, law degree, or equivalent experience) are preferred.
