Job Description / Responsibility
About the Role:
We are seeking a reliable and proactive NCO (non-commissioned officer) – Retired corporal / sergeant, for the role of Building Manager to oversee the day-to-day operations of a 15-story residential apartment building. The ideal candidate will be hands-on, organized, and capable of managing building staff, addressing tenant needs, and ensuring smooth operational continuity of the property.
Key Responsibilities:
- Direct a team of maintenance staff, cleaners, and security personnel. Schedule shifts, assign tasks, and conduct performance reviews.
- Coordinate repairs, inspections, and preventative maintenance for building systems (HVAC, plumbing, elevators, etc.). Coordinate with external vendors for repairs and inspections.
- Address tenant inquiries, complaints, and emergencies promptly. Foster positive relationships and ensure lease compliance.
- Manage monthly rent collection, track payments, issue notices for late payments, and maintain precise financial records.
- Operate and update rent tracking systems using Microsoft Excel. Maintain accurate records of payments, maintenance logs, and occupancy reports. Prepare monthly operational reports.
- Ensure the building adheres to health, safety, and fire regulations.
Educational Requirements
- Diploma
- Skills Required: Fire safety Management, Property Management
Experience Requirements
- 5 to 10 year(s)
- The applicants should have experience in the following business area(s):
- Real Estate, Building & Construction Materials
Additional Requirements
- Proficient in using Microsoft Excel for rent collection and reporting
- Strong interpersonal and leadership skills
- Physically capable of inspecting the entire building (including rooftop and basement levels)
- Candidate must be at least 5 feet 10 inches in height
Preferred Qualifications:
- 5-10 years of experience in building/facility/property management
- Background in mechanical/electrical troubleshooting is a plus
- Familiarity with Legal proceedings
- Basic English language proficiency (spoken and written)
